That is not a slogan. It is how we want to think, buy, build, operate, market, lease, raise capital, recruit, and grow. Marketing and creative sit at the heartbeat of that. We are looking for the person to lead it.
This is a strategy role before it is a creative one. Nothing gets made here until the thinking is right.
P3 is a real estate investment, development, management, and hospitality company. At any given time we may be marketing an apartment building to prospective residents, presenting an acquisition to an equity partner, launching a property brand, promoting a hotel, or recruiting talent. We need one person who can sit above all of that, understand the business objective, understand the audience, and make sure the thinking is right before anybody starts designing.
Those five questions are the job. Only then do you determine what should actually be created — a website, a presentation, an advertisement, a video, a rendering, an investor book, an email campaign, a signage package, a photography shoot, a leasing campaign, or a complete property brand. And sometimes the right answer is that we do not need to create anything at all. We are looking for someone who understands that distinction.
A resident, an investor, a tenant, and a guest each arrive with different motivations, and the same message will not move all four. We want someone who thinks in terms of human behavior — attention, trust, desire, hesitation, the reason a person signs a lease or wires capital — and who can explain why a piece of work will land before it is made.
Nothing is accidental. Word choice, image, sequence, and restraint are all decisions with a reason behind them.
Positioning comes from what an audience already believes, not from what we wish they believed.
The measure of the work is what someone does next, not whether the room liked it.
- Brand positioning, messaging, and creative direction across P3 and its portfolio.
- Property branding, corporate marketing, investor materials, websites, advertising, social content, photography, video, print, signage, presentations, and events.
- The marketing process from business objective through creative brief, production, review, deployment, and measurement, and the resources required to run it.
- How P3 shows up in front of prospective residents, investors, tenants, partners, guests, and employees. You will work directly with ownership and senior leadership, and with our acquisitions, property management, hospitality, construction, leasing, and capital teams.
We do not expect you to design every piece. We do expect you to know what excellent looks like.
If the design is weak, you should know why.
If the copy says nothing, you should know it.
If the photography is wrong, you should see it.
If we are spending money on something that will not matter, you should say so.
You should be able to turn a rough idea or a business problem into a brief a designer, photographer, copywriter, developer, or agency can execute, then review that work critically.
This is a commercial role. The work has to look excellent, but it also has to accomplish something. A beautiful campaign that does not move the business forward is not successful.
We also want someone who uses AI as part of how they think — to research, challenge assumptions, pressure-test messaging, and move faster — not simply to generate finished creative. We are building our own operating platform, Bluestone, and you will help define the marketing workflows and data inside it.
We care much more about judgment than titles.
Exceptional taste and a strong understanding of branding, psychology, messaging, design, and human behavior. Strong business judgment. The ability to move quickly between very different projects and audiences without lowering the quality of the thinking.
Clear communication: you should be able to challenge people when necessary, simplify a messy idea, and turn incomplete information into a real plan. A portfolio that shows range and judgment; we care as much about why you made the decisions as the finished work.
Experience in real estate, hospitality, consumer brands, agencies, or another highly visual business is helpful, but not required.
