Senior Accountant

Handles the entries and reconciliations nobody else wants to touch.

About P3

P3 Properties has one core focus: to be the most creative and innovative real estate company. We own, operate, develop, and reposition real estate across multifamily, office, hospitality, and development.

Everyone who builds P3 vests into the company and shares in the growth they help create.

The role

We are looking for a hands-on Senior Accountant to own day-to-day accounting across the portfolio and the entity structure above it. You will run the monthly close, produce property- and entity-level financials, manage cash and construction drawings, and deliver reporting to lenders, investors, and third-party owners. You will be in the general ledger yourself, while also improving how the work gets done (tighter reconciliations, cleaner charts of accounts, real close calendars, documented procedures) so the function scales with the portfolio. As P3 grows, so does this seat: more team, more scope, and a direct line into capital decisions.

What you will do

Monthly Close & Financial Reporting

  • Own the monthly and annual close across all entities (property, holding, development, and management company) on a consistent, published calendar.
  • Prepare and review journal entries, accruals, prepaids, intercompany activity, and fixed asset and depreciation schedules.

  • Produce property-level and consolidated financials with variance analysis against budget and prior period, explaining the drivers, not just the deltas.
  • Maintain the chart of accounts and entity structure so reporting is consistent across multifamily, commercial, and mixed-use assets.
  • Oversee AP, AR, and payroll processing, including coding, approvals, and vendor setup.
  • Lead an overseas team of accountants.

Cash & Treasury

  • Manage daily cash positioning across dozens of operating, reserve, escrow, and security deposit accounts.
  • Build rolling cash forecasts at the asset and portfolio level, and flag shortfalls early.

  • Administer bank relationships, account setup, signer and user access, and fraud controls such as positive pay.
  • Process and document distributions, capital calls, and intercompany funding.

Development & Construction Accounting

  • Prepare and submit construction loan draws with support, reconciled to the project budget and lender requisition schedule.
  • Track hard and soft costs against budget by line item, including job cost detail, contingency usage, and change orders.

  • Handle capitalization of interest, development fees, and pre-development costs, and the move from construction-in-progress to placed-in-service.
  • Coordinate with lenders, inspectors, title, and the development team through funding cycles and project closeout.

Commercial & Multifamily Accounting

  • Review CAM, tax, and insurance recoveries: estimates, monthly billing, and annual reconciliations.
  • Review lease abstracts in the accounting system (rent steps, free rent, percentage rent, recoveries), plus tenant improvement allowances and leasing commissions over the lease term.
Show 4 moreShow less
  • Reconcile property management system activity to the general ledger, including rent roll, concessions, bad debt, and security deposits.
  • Track capital expenditure and unit renovation spend against approved budgets and lender reserve requirements.
  • Monitor tenant receivables with leasing and property management on collections, and support on-site teams on coding, purchase orders, utility billing, and month-end questions.
  • Enter commercial leases into the accounting system and review for accuracy.

Lender Reporting, Budgeting & Forecasting

  • Prepare and submit all lender reporting packages and certifications on schedule.
  • Assist with the annual budget process alongside property management, leasing, and development; consolidate and present to ownership.
  • Maintain reforecasts through the year and explain variances with operational context.

Audit, Tax & Compliance

  • Manage year-end audits, reviews, and compilations, and serve as primary contact for outside accountants.
  • Deliver clean workpapers and tax packages to external tax preparers; review K-1s, depreciation schedules, and entity returns before filing.
  • Handle 1099 filings, sales and use tax, personal property tax renditions, business licenses, and state and local registrations.

Systems, Controls & Team

  • Own the accounting and property management systems as a power user: configuration, reporting, integrations, and data integrity.
  • Design and enforce internal controls, including segregation of duties and approval thresholds.
Show 2 moreShow less
  • Document policies and procedures so the work is repeatable and transferable.
  • Hire, train, and develop accounting staff as the team grows.

Who you are

A real estate accountant ready to step up from a narrower seat: a senior property accountant, accounting manager, or assistant controller at an owner-operator who has done the work hands-on across more than one property type, and who wants the range this platform offers.

Required

  • 5–8 years of progressive accounting experience, with at least 3 years in real estate (owner/operator, developer, or property management). • Bachelor’s degree in accounting or finance.
  • Full ownership of a monthly close for multiple legal entities, start to finish.
  • Working command of real estate GAAP: lease revenue recognition, capitalization versus expense, depreciation, and partnership accounting.
  • Hands-on experience with a real estate accounting or property management platform (Yardi, MRI, RealPage, AppFolio, Entrata, or similar).

  • Advanced Excel: pivot tables, lookups, and multi-tab models, with the ability to create clear schedules and build practical reporting for end users.
  • Direct experience with lender reporting and construction loan draws.
  • Comfortability with utilizing AI

Preferred

  • CPA or CPA candidate, or public accounting experience in a real estate practice.
  • Multifamily and commercial exposure, particularly CAM reconciliations and triple-net billing.
  • Development or construction accounting from groundbreaking through certificate of occupancy and stabilization. How You Work
  • Hands-on, low ego. You prepare the entry, not just review it. No task is beneath you, and nothing that touches the numbers is someone else’s problem.

  • Accurate and on time. You close on schedule and know which items deserve a second look.
  • Curious about the asset. You ask why occupancy moved, why an invoice spiked, or why a draw is behind.
  • Clear communicator. You can explain a variance to a principal, a covenant test to a lender, and a coding question to an on-site manager.
  • Process-minded. When something breaks twice, you fix the process. Where no procedure exists, you write it.
  • Discreet. You will have access to sensitive ownership economics, compensation, and partner information, making sound judgment and strict confidentiality essential.
  • Never accepting the status quo
