It was a hospital: four connected buildings with no brand, which everyone called north, south, east and west. We gave it one name, and a P drawn from four lines, one for each building, with each building’s letter pointing its own way.
The Pennington is part of the former St. Mary’s Hospital campus in Passaic: four connected buildings, the High, the Aycrigg, the Randolph and the Pennington, with 147 residences completed in 2022 and 2023 and two commercial suites of more than 23,000 SF. P3 owns it with its partner, Seaview Capital.
Our work now is signs and wayfinding between the four buildings, better amenities, and higher rents as leases renew. The new identity came first, in October 2026. The vacant South Tower is part of the longer plan; it does not have approvals yet.

The Pennington’s new identity
It was a hospital: four connected buildings with no brand, which everyone called north, south, east and west. In October 2026 we gave it one identity. Its P is drawn from four lines, one for each building: the High, the Aycrigg, the Randolph and the Pennington. Each building has its own letter and color, and each letter points its own way, as the old names did.
