Where we found the value
- Deal structure
Relationships of many years got us an early look. The lender was owed nearly $70M; we paid $32M.
- Identity
We gave it a name of its own, World of Blue, with restaurants and events to come for.
- Operations
With 150 workers on site, many sleeping in the rooms, we had it partly open by spring and running for the World Cup across the street.
01What we saw
$32M for a hotel whose lender was owed nearly $70M.
A 21-story hotel across from MetLife Stadium: the old Sheraton, then a Hilton, then the Park Hotel. We had a look at it early through relationships of many years. The previous lender was owed nearly $70M. We paid $32M.

02What we thought
Give people reasons to come besides a room.
Rooms, a ballroom for a thousand people, restaurants and a name of its own: a hotel built around reasons to come. The World Cup next door was the first deadline.
03What we did
Open in stages, in time for the World Cup.
We bought it in January 2026 and closed it for the work. With 150 workers on site, many sleeping in the rooms and starting at 6 a.m., we had it partly open by spring, ran it through the World Cup across the street, and opened it formally in August.

HVS appraised the hotel at $40M as is at acquisition and at $83M as is on September 18, 2026. An appraisal is not a sale: the gain is unrealized.

After the final whistle
Events after the World Cup
A ballroom for 1,000 and more than 30,000 square feet of event space, now hosting weddings, galas, conferences and community dinners. The World Cup was our first deadline, and the plan runs well past it.
